Although you may have never heard of me, my story might sound familiar to you. I started in a small fee shop appraising residential property. Those were the days and life was good. The appraisal business was brisk and as a student out of college I was making a nice income and working my own hours. I could not believe that I was getting paid good money appraising and setting my own schedule. There was plenty of time for golf, the beach and work was fun. I was making more money appraising than most of my friends and I was basically my own boss.

Then I moved to another fee appraisal shop to learn the commercial side of the business and work towards my designation. This was a tough time as I took a major pay cut to $18,000. This was a tough time but I got a great commercial appraisal education and worked directly with the partners of the firm. Sometimes its good to be naïve and a little "green" because you often are able to do things that you would not do if you knew better.

Even as a new appraiser I operated under the theory that in order to prosper, all I had to do was supply my bosses and customers with exceptional service at the right price. Boy was I wrong! As soon as I learned enough to feel comfortable writing my own appraisal reports I was on my way to a big money center bank.

My first tour of duty at the bank was in the appraisal department both writing and at times reviewing reports. This is where I continued my formal training and eventually achieved my designation. I worked in several areas at the bank and although I was not one of the full time reviewers I worked closely with the group that hired outside appraisers. The review appraisers were always complaining about problems with the reports they were reviewing.

This is where I picked their brains and found out exactly what review appraisers were looking for when they hired an appraiser. I grilled them to find out what the traits were for good appraisers and what problems were really bugging them. After a few cocktails on a Thursday night they were more than willing to share their appraisal problems with me. They also told me what was important and what they looked for when they gave out the appraisal work. And I have to tell you I was shocked at their criteria for hiring appraisers. But I will tell you that contrary to popular belief, price was not always the defining factor.

Eventually I moved to several of the underwriting groups and part of my duties included hiring outside appraisers. This is where I uncovered what was really important to the bank (the head of my department) and fee again was not the main concern.

After over ten years at the bank, I finally left and went to another appraisal shop (this one is a little bigger than the four person shop I started with). It's a great place to work and business is good but adjusting to the pace of the fee shop after appraising at the bank was a difficult adjustment. In the beginning I was doing pretty well but I could not compete with some of the more senior appraisers. I was working with some real superstars and I picked everybody's brain to find out what made them production machines. These appraisers are knocking the cover off the ball and probably rank at the top of our industry in terms of generating appraisal fees.

When I refer to "senior" appraiser I don't mean senior as in smarter - but as in tenure and the good jobs flow to the appraisers that have been around the longest. I figured out pretty quick that getting on a plane to remote areas of Nebraska, Michigan, Ohio and other parts of the country was not going to make me the "big bucks" that most of the appraisers in my shop were making.
